The window will roll up and stay up. With the slightest pull the window comes all the way down and the handle turns really fast. What part needs replacement ?

If you take off the door panel check the operation, you may find whats causing it fail. Possibly a bad window regulator.

As stated by Darth, the window regulator. Although a complete lack of grease could be an issue or part of an issue, it would not be the only reason for the window to drop.
Some possible issues: 1. The small gear that is attached to the shaft that holds the interior handle will become worn, sometimes broke. 2. Also, the housing that holds the toothed gear will spread or sperate which is what houses the toothed gear. 3. A tooth may be damaged or missing on the gear 4. The design spacers inside the regulator housing are worn (this is just the design of the metal housing to hold the toothed gear in position. 5. The rubber in the window track channels are dry rotted or missing. The window does need some resistance to stay up. The combination of several small things can lead to your issue(s) as well as a major issue. In many cases replacing the window regulator is the easiest option. I have repaired a number of window regulators over the years on rare cars and the amount of work to repair a regulator is not worth the hassle unless the part is un-obtainable.
