Hi guys,
I was recently looking at a car and noticed a puddle that was clearly from the rear differential axle housing. I am assuming it's just a simple as acquiring a new seal. Could it be anything else?

Really sorry for the ambiguity, it is on purpose. It is kind of a surprise.
To try to give some detail; the rear axle housing, like I said, looked like it was leaking. There was a pool underneath it and some build up on the bottom of the housing. I'm asking if it could be anything more major than just a seal. I doubt a broken housing. Anything else I am missing or not thinking off. I have my TSM out staring at it and nothing so far.

Some information about the location of the puddle and build up would be helpful. If under the back center of the cover, could be cover gasket, pretty easy to change. If under the passenger side close to the end but inside of the springs, it could be a broken vent fitting or hose. If near the front of the center section under the u-joint, it could be a pinon seal. If near the brake backing plates it could also really be brake fluid, not axle lube. I hope that this helps.

AMC differentials are notorious for pinion seal leaks. Is there any splatter on the chassis floor under the front U-joint?

The car really hasn't been driven much in the last 2 years, and lately, not at all. The puddle is right in the middle, directly underneath the back center of the cover.

You were looking at a car and saw a leak. Your car with AMC 20 torque tube rear end or what? To state the obvious the area needs to be cleaned and observed to locate the source of the leak.

Yes, I know that, but if you were to look, I was wondering if it could be anything else. The car happens to be 300 miles away and I can't exactly meander down whenever my heart pleases. I am just getting an idea on what could be wrong so I can focus on some other things.

+1 on the leaking pinion seal. I had one recently start leaking and I feel like because the car was being stored for several years, that non use could've led to it. It wasn't freshly rebuilt when I stored it so i'm guessing age, mileage, and inactivity killed it.

Just topping up the fluid and driving the car will show how bad the leak is. Maybe with a bit of use it won't be so bad. I bought a Jeep with AMC20 with open drive shaft that had a leak. The nut had backed off so the pinion got loose. I was lucky in fixing the problem by changing the seal and tightening a new nut just to the point it was before, like not further crushing the sleeve. However the torque tube type differential has a different locking method IIRC with two nuts rather than one and I don't know if it is possible for them to become loose.
